BTO DEFECT INSPECTION SINGAPORE
Your BTO flat is one of the biggest investments you’ll ever make. Our certified inspectors identify hidden defects before key collection, so HDB and your developer fix them at no cost to you.
WHY IT MATTERS
Receiving your keys is one of the most exciting milestones in any Singaporean’s journey. But beneath that fresh paint and new-flat smell, defects are hiding in walls, under tiles, above ceilings, and inside plumbing, and most homeowners never find them until they’ve already moved in.
Under HDB’s Defect Liability Period (DLP), your developer is responsible for rectifying structural defects, material defects, and workmanship faults for one year from the date of key collection. Miss this window, and those same repairs come entirely out of your own pocket.
Prime Defectors’ BTO inspection service gives you a systematic, documented record of every issue, so you can confidently submit your defects through the HDB iDefects portal and hold your developer accountable before the clock runs out.

BE PREPARED
Key collection is a legal handover, not just an exciting milestone. What you do and don’t do on the day can directly affect your ability to claim defect rectification later.
Walk every room while HDB staff are still on site. Note any obviously missing fittings, visible damage, or incomplete works on the spot — get it acknowledged in writing before you leave the appointment.
Take date-stamped photos of all walls, floors, ceilings, and fixtures immediately. This baseline protects you if disputes arise later.
Run every tap, flush every toilet, test every power socket and light switch before leaving. Problems found early are easier to rectify.
Schedule your professional inspection before any contractor enters the property. Renovation work can obscure defects and complicate future claims.
Verify your Singpass login and portal access before inspection day so you can submit any findings immediately.
The sooner you inspect, the more time available for defects to be rectified within the official defect liability period.
STEP-BY-STEP
Once your inspection report is ready, here’s exactly how to get HDB to act on it. The process is straightforward when you have a well-documented report in hand.
Within 48 hours of your inspection, you'll receive a comprehensive PDF report with photographs, defect descriptions, severity ratings, and a room-by-room breakdown.
Access the portal through My HDBPage using your Singpass. Navigate to your flat's details and locate the defect submission section.
HDB's portal groups defects by room and trade type. Upload your report photos against each defect entry.
HDB typically responds within 5–10 working days to acknowledge receipt and schedule rectification works.
After rectification, inspect each repair carefully. If works are unsatisfactory, resubmit through the portal.
The 1-year Defects Liability Period begins on your key collection date not when you move in or start renovation. Many homeowners discover defects only mid-renovation, by which point the window may already be closing. Book your inspection within the first 2–4 weeks of key collection for maximum protection.

Ideally, book your inspection within the first few days of collecting your keys and before any renovation works begin. The earlier you inspect, the more time you have to submit defects and give your contractor adequate time to rectify them within the one-year DLP.
A thorough inspection of a 4-Room flat typically takes between 2 to 3 hours. Smaller flats take around 1.5 to 2 hours, and 5-Room or larger units may require up to 3.5 hours. Our inspectors do not rush – every surface and system receives proper attention.
We strongly recommend being present. It allows our inspector to walk you through findings in real time, answer your questions on the spot, and ensure you fully understand what to prioritise in your iDefects submissions. If you cannot attend, we can conduct the inspection with an authorised representative.
Yes, but most homeowners miss a significant number of defects when doing it alone. Without specialist tools thermal cameras, moisture meters, knock-testing equipment – hidden defects in plumbing, waterproofing, and hollow tiles are nearly impossible to detect. Professional documentation also gives your submissions far greater weight when disputing poor-quality rectifications.
If a contractor does not respond within HDB’s stipulated timeline, you can escalate the matter through HDB’s channels. Our detailed, photographic reports serve as formal evidence to support your escalation. In persistent cases, HDB may arrange for an independent rectification and charge the developer accordingly.
